Hold or Sell primary residence

Hey all.

Im beginning the process of looking for my next residence and my wife and I are considering keeping our current home to rent out.

Here are the numbers:

Purchased at $137,500 using a government grant of $15,000. So no out of pocket DP. BUT spent about 35k in rehab over the past 4 years. 

The current probably sales price is 215k+ and the current pay off is 120k

Mortgage is 865 and current rental comps are 1300-1400. 

Sell or keep??
