Mortgage vs Private Money Lender or Partner

Closing on my first spec house the end of January and I'm looking at purchasing a 6 unit rental with proceeds. I won't have the full purchase price and was wondering if it would be better to mortgage the balance needed or to go with a private money lender? Any thoughts?
