Distressed Multi family Purchase

So, I found a deal 100units purchase price 2,150,000.

$2, 500,000 renovations /seller financing including/master lease, a potential method. My preferred method is a lender to place funding on ARV to 70%, which; I place tentatively at 9millon!

Thoughts on my approach!
