Lenders for Properties below 55K

I am having a hard time finding lenders that are willing to lend on an investment property that the loan would be less than $50K after down payment, can you please assist. Property is located in TN.

    I ran into this problem as well @Eric Brenneman, unfortunately, I couldn't find one. Searched high and low too. What I know some cash investors do, is buy 2+ properties of lesser value for cash and then package them into 1 loan with a lender. This is done often. Best of luck!
