Lenders for Turnkey Properties

Hello BP community - 

I am in contract with multiple properties Nationwide with Turnkey providers - looking for recommendations/suggestions on below cases if the closing costs make sense. Here are couple of examples and looking for recommendations from BP community on what i have is reasonable or am I being ripped off on closing costs. ( i am putting down 20- 25%). I have 2 more properties which are in rehab in OH & TN which I am working on and would be in contract shortly.

I have lot of offers on free closing costs but on the primary residence  but are there any lenders who provide free closing on investment properties ?

Case 1.

Loan amount : 79,920 (with 20% down) prop cost - $99,990

State : OH

Interest - 4.75

Estimated closing cost - $4795

Case 2.

Loan amount : 63,120 (with 20% down) prop cost - $78,900

State : TN

Interest - 5.00

Estimated closing cost - $5,987
