Just turned 24. New 65k job. Seeking advice on my next step. TX
Hello everyone,
I graduated college in May of 2019, started started my career in July, and I’m finally able to get serious with investing in real estate. I’ve read the books, watched the videos, but I just don’t feel confident enough to analyze a property and commit to using a large chunk of what I’ve saved.
My questions are:
What did you do to prepare yourself before getting your first property?
What would you have done differently?
Did you feel hopeless in finding a property that will be successful or had a little doubt? (I’m feeling a little)
Lastly, did real estate investing change your life for better or worse?

I would read thousands of articles and blog posts right here on BP. Listen to the BP podcast from start to finish. Get a great real estate agent. And get Preapproval from a bank so you know what price range you’re looking at. I love the idea of house hacking a 2-4 plex for at least 1-2 years. Just remember, you don’t have to spend up to what the bank will loan you. You can spend less!
For finances, hopefully you’re still living the same frugal lifestyle as if you were a college student. No credit cards, no brand new vehicles, no crazy vacations or purchases. And paying down all debt quickly, save for low interest student loans.
I tell my kids, once you get ahead it is easy to stay ahead. Once you’re behind, you’ll stay behind like everybody else.
And finally, do not listen to anybody that tells you what you cannot do. Surround yourself with successful people that know you can do it.
