A down payment question

All,

I am about to put a 4plex under contract and ran into an issue.

The down payment is coming from a combination of family/friends so I contact the financial institution that used for purchasing my home and was told that Fannie Mae/Freddie Mac requires a seasoning period of 60 days of the funds being in my account.

I was hoping to work around this and was wondering if anyone had any experience working around this. Having my friend/family co-signing on the loan is not an option as they have already said no.

Not to be dismissive of potential ideas but please keep tour solutions relative to the matter at hand so to recap I have two people who are looking to find the down payment but I am being told that the funds must be in my account for 60 days and am looking for ways around this.
