New to Investing and Rentals - need advice
I am a 39 year old software engineer, looking to get into rentals and whatnot. I had a 3 single family home package sent over by my agent. Total of $180,000, all 3 have tenants currently and rent for 700-800 per month. I currently have $15k to start with, so not enough capital to purchase the entire package deal. I have run the numbers on each on separately, and the cash on cash return is 20%~30%, if I had the 20% down for each one. I figured getting 3 doors that cash flow off the bat is a good start. I need some guidance on how to make this work. What are my options? Keep in mind, I am very new to this. So, if this is a bad idea to begin with, just say so lol.
