2 houses one lot, need help getting comps

Hey found a lot with two homes on it that I’m looking to buy and live in one and rent other. My main question Is how do I get a good estimate for price? I tried running comps for the town it’s in, neighboring towns and then county and didn’t come across any comps. I was going through the forums and saw someone posted about running a comp on the main house and the other home as an accessory unit. Not really sure of how to go about it getting accurate comp so any help appreciated!
