Advice on how to invest 30k with not the greatest credit(650)

Just want to hear people’s thoughts on getting started with 30k. Definitely want to find a good first investment to give me some leverage for future properties. But as far as lending goes and what to do after the first purchase to set me up for multiple other units. I’m aware of the Brrrr method and multiple other methods (there’s more than one way to skin a cat) just want to hear people’s thoughts and possibly own experiences getting started on your own (no help from family/friends etc.)
