Lease to own property and owner not paying property taxes

We were leasing to own a property and found out the owner did not pay her property taxes and went into a tax lien sale and was bought, she has a year to take care of that, but then we found out that she had irs taxes that weren’t paid for 120,000 and there are irs tax liens on the property, we were trying to buy it but the mortgage lender said it’s difficult to get a mortgage with tax liens, now the owner of the property filed a eviction on us and we have a signed lease but stopped making payments on the place 2 months ago, we have attempted to pay the rent but she won’t come get it, our court date is next wed and we have spent thousands of dollars remodeling the place and don’t want to move, can she legally evict us? We were waiting on the IRS to take over this place and deal with them but that hasent happened yet
