What does a home run deal look like to you?

We often hear the line "don't start out looking for the home run. Just focus on getting a single and getting on base." That got me thinking, what does a home run look like to you? I understand that this may be market specific, but I think it would be beneficial for people to recognize an opportunity if it slapped them in the face.

For me a home run would be to purchase a property at such a discount, that after rehabbing and renting, refinancing would give me my initial capital plus 15-20%. Who knows maybe my bar is set low but I'm curious to hear what a home run is to others!
