buy the second investment house outside CA

first post, if something silly pls point out.

we live in sf.

primary house is roughly 1.6m, a rental which we lived for 3 years and now rented out. 3k rental and 2.5 loan and hoa etc.

now i can sell some stocks and may have 80k. if i want to invest out of state, where sjould i begin? not in a hurry, jist want tp get started somewhere. although wr have rental but it is just our old house, not much experience per se. anu recommendation of books for general introductiom is also appreciated.
