Riverfront BRRRR - Good deal?

New to this, trying to decide if this is an example of a good deal or not.  Buy, rehab and rent?  House needs probably 30k rehab.  New floors, paint, trim, kitchen, possible roof repair, landscaping.  0.42 acres.  1000 sqft.  3 bedrooms??  66ft of riverfront property seems like a huge plus.  Enough room for a pier and boat.  After repair value of 100k?  130k?  Tough to say.  Could be more.  Most houses in the area are 200k+, but larger.

100k*0.70 -30k rehab -5k closing = purchase price of 35k?  Currently listed for $49k  Should rent for at least $1,000.
