Where do I even start?

I’m in my 20’s, no debt, 800 credit score, and have a little to invest (30k or so). I’ve been doing freelance work over the last several years, which allows me to work remote. I have family/friends all over the US and have had kind offers for me to live rent free while I tackle my next venture, wherever that may be. I’m currently residing in MI and wouldn’t mind investing locally, but have the slightest clue where to start. Any tips/insight would be appreciated! In the spirit of full transparency, I’ve been traveling a bit over the last few months and have died down freelancing which means income is very little at the moment but my monthly expenses are next to nothing. Mentioning because it may not be as simple as going to a bank and financing/mortgaging something with almost no income.
