Investment properties in greater boston region

I am looking for some investment properties in greater Boston region with minimum CoC return of about 7-10% . Any suggestions on the areas that i should look for would be good.

Boston metro regions - anything within 5 mile radius of Boston - is getting 5-7% C/C return with cities such as Malden, Everett, Quincy as hot suburbs 

Expanding to Greater Boston area with about 20 mile radius would get you 8-10% C/C return with cities such as Woburn, Framingham, Randolph as what we consider as secondary markets. 

In a typical situation it's not very common to have immediate c/c return from Day 1 but with some light improvements and increases in rents I think you should be able to very realistically achieve those returns and high appreciation.
