Mortgage Transfer/Ownership Interest

Hello Bigger Pockets! I'm looking for a bit of advice. I have a friend who d/t medical issues is simply trying to get out of his mortgage. Basically what it comes down to is we want the mortgage to be transferred to my name as well as the ownership interest without going through a selling/buying process. Is a transfer of a mortgage possible? If so, how do I go about obtaining ownership interest of the property? If not, what are some other options that I may be able to pursue? Is a deed in lieu of Foreclosure a possibility? The property is in Indiana I live in Indiana as well It will be used as a rental property Any input is greatly appreciated. Thank you
