Calculating CapEx and Repairs
Just started looking into properties and am a complete beginner at analyzing properties.
I've read the BP book for Rental Property Investing and watched a few videos where Brandon Turner provides an estimated percentage for each of these: Repairs (5% - 10%), Cap Ex (10%). However, I do live and plan on buying in the LA market, specifically somewhere in the San Fernando Valley where my work is located, so prices are really high. Wondering if this will skew the percentages. Should I assume to use smaller percentages due to this?
As I scroll through listings and take a look at pictures, I am using the “eye” test to determine what percentage to go by. Anyone have any additional tips on this? I just want to make sure I get as accurate as I can prior to requesting time from my agent to take me to see the property.
