Using investors for a down payment

I was wondering if anyone has any idea how I could structure a deal where investors would pay the down payment on a property in return for a set rate of return. In other words if I could find a property where after financing I can have a 25% Roi I would pay them 10% and the rest will be mine with no out-of-pocket expenses. I'm just not sure how the structure this. Could it be done in an LLC or would you be in a different corporate structure
