New to REI VA Loan Question

Veteran with ability to use a VA loan to purchase first home. Currently contemplating with my spouse whether to buy multifamily home using the VA loan and ability to waive property taxes from being disabled or just buy a single family home. What sort of advantage does specifically using the VA Loan and waiving property taxes give someone in my shoes as it pertains to Real Estate Investing?
