Financing strategies for bad credit.

My father and I would like to purchase our first property together(for a flip/maybe a BRRRR) but he has bad credit. My initial thought was to use an FHA loan but his debt to income ratio isn't the best as well. My second thought was to take advantage of an FHA ARM loan , get into the home , finish the rehab (hoping for 25% increase from purchase price) then cash out refi out of the ARM loan.

I’m very new to this and just looking for any and all advice thanks everyone!
