Tips for getting a low price point Mortgage for a rental property

So I just brought my primary residence, so a HELOC isn't an option for me right now since I don't have much equity in my home. I don't want to sit and plan for much longer and I would like to execute on acquiring a single family home for a rental property.

What should be my next attempt to gain capital for a deal? I was thinking about a renters mortgage through my bank.
