What is your rule of thumb for quickly filtering properties?

As many of you know (or will soon find out) when searching for properties there are many properties out there and not enough time to analyze them all. It's important to have a method(s) to filter through them quickly and develop a short list of properties to analyze in detail.

I'm already familiar with the 1%, 1.5% or 2% test/rule, and I'm curious to learn about what other methods are out there being used by fellow investors.
