I've bought my first few properties with traditional financing and I am now looking to expand by using seller financing. I am currently looking for an attorney to help with the development of contracts for seller finance deals.

When interviewing an attorney, what questions should I ask?

Are there any "red flags" to look for?

Post: What is your rule of thumb for quickly filtering properties?

As many of you know (or will soon find out) when searching for properties there are many properties out there and not enough time to analyze them all. It's important to have a method(s) to filter through them quickly and develop a short list of properties to analyze in detail.

I'm already familiar with the 1%, 1.5% or 2% test/rule, and I'm curious to learn about what other methods are out there being used by fellow investors.
