Shares in private apartment complex?

I have owed and rented a few single family homes over the last 10 years, and have found them to be a lot of work, with a general 10% return.

Does anyone know how I can buy a interest, or share in an actual apartment complex, but not a REIT? I have the cash go put down, just looking for a partner to handle the day to day. Essentially I want to be a silent partner.

@Adam Steinberger Essentially what @Nick B. pointed out to you, there're plenty of  BP posts on being passive investor in syndication. You have to search through them and read up on the topic.
