Due diligence for portfolio of SFR

My partner and I have the opportunity to buy 10 duplexes and triplexes. 28 doors in New Jersey

1.5 mil purchase price. rent roll 265,000. C/D area

We currently own 30 SFR in another town and 1 twin house in this town.

We are meeting seller an older couple. Husband is ill. Information has been difficult to obtain but numbers are great. 

I am looking for “ questions to ask to due proper due diligence.”
