Wholesale Targeted For Contractor Special

I have a property in a depressed area (30k ARV). The repair cost exceeded the value of the house. The owner has not been in it for 4 years and utilities have been turned off for about 3 years. I initially was not going to do anything with it until my local investor groups all suggested I wholesale it to a contractor or someone that would be able to pay 4-5k cash and fix it up on there own.

My question is:

There's debris on the floor (minimal clean up). If I get this property under contract to wholesale, my assumed target buyer would be a contractor.

Do I clean up the debris since I'm not targeting an investor?
