Wording in contract to get seller cooperation

I am looking at a property that I will be subdividing & bringing sewer to. The sellers will be in the property for several months prior to closing. I would like to get the subdivision & sewer processes as far along as possible prior to closing. Any suggestions on wording to add to the contract to require/ encourage their cooperation with submittals to city/ county etc? Thanks!
