Appreciation in HOA vs non-HOA neighborhoods
I have investor client looking at non-HOA vs active HOA neighborhoods in the same general area. This is in Texas. Homes are about 20-25 years old now. The HOA neighhoods look better to me. Yards are nicer, general outside condition of the homes look better, less stuff around like boats, trailers, etc. I can immediately tell normally if the neighborhood has an HOA or not when driving through it. However there is a cost....normally around this area about $350/year.
Any thoughts? Any analysis you've seen?
