Assisted living Investment

Hello, I am looking for a investor who would be interested in investing in assisted living. I want to be 50-50 partner. I will do all the leg work in the investment. You could be a silent partner or hands on it's up to you. I am interested in Florida, or southern California. I have a few places I'm looking at right now that I feel would be a good start. One of them is offering owner financing. I'm looking at properties that are 2 acres or more. To bring down the cost of food we will grow most of the food that will be used. I would like to use Permaculture practices to grow the food. Plus I think it will eventually bring the value of the land up. Plus we will eventually be able to charge more per room as well. Once the fruit trees are more mature. I have a few more ideas as well. But we can discuss that later, I don't want to make this to long. The prices are from 1.1m to 4.7m. I know it sounds like alot. But they will bring in great cash flow once up and running.
