flip or BAH opportunity in California for 100k+ below list

Ok guys, this month Im not in a position to write an offer for this house as my $ is stretched out till Feb...An agent of mine in LA found a nice 3B x2 bath SFH fixer in San Bernadino county and said the owner is willing to take 100k off listed price to sell asap. I looked at the property and its in a nice neighborhood, needs updating, but definitely a good flipper for the right person..

Im finding quite a few listings in CA with owners willing to deal under list.. Is there a way I can make money by searching out properties for others to flip?..  Im new to this, but good at hunting out bargains.. Im currently working to get my liquid up so I can play in this California market.
