$400k on Cape Cod. What would you do?

Looking to get into the Cape short term rental game. If you had $400k to spend on a house what town would you buy in? What are you looking for to maximize revenue to cover costs? I am thinking 3+ beds, less than half mile to beach.
On year long leases it is pretty straight forward to project income. What do you use for income/expense projections?
Would love to hear anyone’s feedback. Thank you!
