Buying a rental house in CA with a burnt down house next door?
This is in California so I'm sure there are extra issues and red tape involved, but my contractor partner and I found the perfect house in a good neighborhood with a half acre and a nice view, at the end of a quiet semi private drive with 3 other houses on it. It's just outside of municipal limits. Only problem is that one of the neighboring houses is a pile of rubble. It burned down over a year ago and the pile of what used to be a house is still just sitting there, a few yards away. I think this is the only reason why this house is in our range of affordability, aside from needing new flooring and being kinda dated with a weird kitchen layout (fixable). Our plans are to rent the house out while it appreciates in value and either sell it or move into it some day if we want to live in a quieter neighborhood than the one we're in now. Aside from the pile of rubble next door, there should be no problem renting this house out because of its location (very desirable), open floor plan, amazing view, etc. Houses within a block have sold for more than they were listed recently. Anyone else have experience with rentals and houses burning down next door? Would there be legal issues in California with renting the house out with a pile of rubble next door? It must not have been deemed TOO hazardous if the county just left the rubble there. Currently the rubble is not fenced in from the property we want. Like, a tenant could get to the rubble from the driveway if they really wanted to. I imagine we would not be allowed to clean it ourselves as it's not on our lot. Thoughts?
