Are there any investors here that deal in Missoula, Montana?

I have a multifamily property in Missoula. House with manufactured home over large, full basement.

The owner leases the house @ $750, The basement @ $750 and the upstairs at $1,000

So that is $2,500/month income.

He leases by the year and all 3 units stay full.

I have been able to get him down to $270,000 and I personally think this is a great deal, especially for the area! It's is right in the middle of everything so location is good!

It is valued at $295,000. There is no work needing to be done. Aside from of course a facelift, the outside could use some cosmetic work.

I would like to know, if anyone in the area who is into turnkey rental properties, would take a look at this for me and let me know what you think?
