Why people don’t mention Tax Sale as a great ROI?

We've been investing in tax deed for more than 2 years now and we've been experiencing a great ROI. We've made more than 800% profit in some deals and some properties we hold and are all rented.

Some of them we got the title insurance (the most expensive ones) and some we were able to sell recording a Quit Claim Deed only. All is going pretty well but we don’t see many people (nobody actually) saying about this amazing investment method.

I wonder why? To good to share? Too may myth about it? People that really understand are hired for banks and big investment companies??

You subject line is misleading. Tax sale regularly mentioned all the time for its great returns.  Usually it's returns are greatly exaggerated.

If we were to presume your subject line were correct; two reasons RISK, and Competition.

Small investors can make money at this through hard work and finding the gaps and holes where others are missing. This may simply be finding less competitive auctions.

However for the most part tax sale is very competitive and very risky. The high interest and dirt cheap prices for homes are simply not available at the larger more competitive auctions. Many competing, even large scale entities, do not understand the risk they are taking.
