Right of Redemption Alabama

In escrow via auction on an occupied fore closed REO. Paying 10K under BofA's buyback. 3 days to close title commitment requiring a "Open Matters" hold harmless and a Right of Redemption Hold Harmless. Two questions Why both? And how do i get the former owner/tenants out? Right of redemption expires august 2020.
