Purchasing partial unit of multifamily properties

For investors that focus on multi family properties, I was curious if you have ever purchased 1 unit of multi unit building? I am new to investing and looking at duplexes mostly. It took me a while, but I am finally starting to find entire building properties for sale, thanks to my mastermind group telling me where to look. Still, there are 1000s of single unit properties out there. My thought is that any rental property with cashflow is a good one, but maybe not when connected to another unit owned by someone with different expectations of home upkeep.
