Grandview duplex, thoughts on price point and what I should offer

I would be living in one half with a roommate paying around $600 and I'd be picking up the remainder on one side with a tenant on the other side renting it out. Thoughts, suggestions, tips, advice whether it's a good deal with an FHA loan or not?
