Investor for 4 unit multiplex

We have a VA loan we can use on a 4 until multiplex - we would have to live in one of the units. To purchase we'd need a down payment because the no down payment VA loans only cover up to a certain amount.

Would investors be interested in teaming up for something like that? What type of investors should I look for? Or is this too small of a scale?

Our plan would be to team up with someone, split the rent income, and eventually sell the property when the market is up.
