Mortgage under $50,000

I have a property I am trying to purchase for $58,000 in Alabama. I’m looking to get a mortgage for $46,400 with 20% down. I have explored credit unions but the ones I have talked to require me to have no more than four mortgages and I already have four. Does anyone know of a lender that can finance these deals?
