Businesses for out-of-town REI

I have been looking into some out-of-town properties in an area that I believe is about to boom and just wanted to see what other investors look for when looking out of their proximity? Are there specific businesses that you have found to do their due diligence better than others to be on the forefront of a booming area? Maybe companies that purchase their property vs lease and want to get ahead of the inflation for that reason? I'm specifically looking into 2-4 unit multi-families. Thank you!
