Baltimore Multi-Fam Hunt

Hello my BP Family!

A little backstory first:

I currently own a home renovation company in Baltimore and a residential/rental cleaning company.

My wife and I I've been searching for multi-family properties in Baltimore and the surrounding areas for about four months now. We have made offers on several, Had 1 offer accepted but do to some shady business by the seller we backed out. this whole process has been an amazing learning experience as we have been through short sales, seller financing, SFH to Multi -Fam conversion and learning the different zoning laws.

Most of our Deals were found Via MLS.

We are currently working on a mailing list for Multi-Fam properties owned out right and plan to mail about 30-50 letters this coming Monday.

We are looking at Multi-Fam's 2-4 unit, under 300k

In mostly B class neighborhoods and some A class.

Deferred maintenance preferred since we can renovate a home for a fraction of the cost.

We have hit a road block now as most of the deals have dried up the last few weeks and we have expanded our search further but I was wondering if there is anything I'm missing or can be doing more?

We are starting to go to meet ups , we are doing a mailing list and I know a few wholesalers but most of those whole sale deals in Baltimore are west side C and D class neighborhoods.

We want to keep this moment rolling as we have been tenacious with making offers, running numbers and soaking all the knowledge up the past few months and I just don't want to stall out.
