Real Estate Cash Buyer's List

I am trying to build a cash buyers list within my local area, in order to present deals to when I get discounted property under contract. My question is how do you obtain contact information, i.e point of contact, email address, phone number on LLC's, who are listed as the cash buyers? Just doing a simple google search is not doing the trick.

1) Use a tool like Prop Stream to search for cash buyers near your subject property & skip trace through Skip Genie or Spokeo.

2) Pull sold transactions out of the MLS in your zip code and call the brokers/ask if they still have cash buyers.
3) Export LLC's and Absentee owned properties in your zip code sold in the past 6 months - a year out of list source skip trace and call or mail them.
4) Search your city in the massive FB groups. People comment on posts with their email all the time. 
5) Facebook ads.
6) Craigslist

Do NOT do any of the above unless you're ready to sell something. There's nothing more annoying to a real buyer than getting a call from someone with nothing to sell wanting to walk them through a 50 point questionnaire.
