Investor cashflow loan

I am in North Carolina and finally found a lender that does investor cashflow loans based off of the property's potential rent. I have 2 other properties that show as a net loss for tax reasons so not having to disclose personal finance on this loan is a very good opportunity to expand in my opinion. My only issue with the process is that I am not sure how I go about getting an official rent evaluation because they do not allow use of the rental history of the property. Does anyone know where to find an appraiser that does this? Sorry I know that's a long winded way to ask that question.
