At what point do I lower my mark

I'm an investor in his early stages and am located in Arizona. Over the past three years we have found success on three long term rentals with a 10% cap rate and 75% ARV. The last property we purchased in March as a HUD home and sort of house hacked it but will be renting it out in March. Since March we've submitted offers on 6 properties that hit my mark of 10% cap and 75% ARV but have not been successful on any of them. At what point do I say, okay I need to lower my cap to 9% and maybe 80% ARV and see if I get any bites there. It seems like I'm competing with other investors who have already lowered their mark and also owner occupies coming from all over driving the prices up.
