Buying Property from the Salvation Army
Hi all,
We are exploring a purchase of a building owned by the Salvation Army. They are a massive bureaucratic entity with very rigid policies. I am not saying the policies are bad but they are inflexible. I have researched that the Salvation Army has a real estate portfolio upwards of $4 Billion and seemingly there is little to no room for price negotiation after their official appraisals have been submitted (which happened). I am curious if anyone has done a deal with this organization and gained experience in what terms they may value or not value. For example, we could move closer towards their asking price if they cover closing costs or finance the deal. Maybe all they care about is the sale price but their net after other terms are conceded (such as closing costs) may not be as much of a focus for the organization. Any insight would be much appreciated.
