Is this a good deal?

I am new to BP and to REI overall. I'm looking to get into my first property and feel like I've found a great deal but have been getting mixed opinions. Would love to get your thoughts on whether or not this is a good deal.

I found a listing with two properties in one. It has a single family with 4 bedrooms 1 1/2 bath, then has a 3 family with 3 bedrooms each, in addition to a studio. The single family home is in good condition since it was rebuilt in 2013 after a fire. The basement however is not finished and has an old oil tank that is not being used (whole basement smells like oil). The multi family needed a bit of work. There was chipped paint, gas smell, mold in one room, leaky ceilings, and a hole in one of the walls. There’s also a 3 car garage (2 on one side one on the opposite side) that didn’t seem like they were being used. The separate one clearly needed the door replaced. Fencing was pretty old and would need to be replaced also.

The listing price is 475k and the rents for the 3 bedroom apartments alone would bring in an estimated of $3,450. I would live in the SFH and the studio would bring in a little extra. My question is, knowing all the work that is needed, and how high the price is, would you take this deal? My realtor did feel that it was a bit overpriced given the work that the houses needed, So we were considering an offer of 430k plus closing cost. Any and all help is greatly appreciated.
