Canadian Investor Trying To Enter The US Market

As a Canadian investor looking to invest in MF properties in the US mainly Washington, Oregon, Arizona but  unable to get a mortgage as I am not us citizen or have PR. What is the best way to go about this issue? Have you dealt with it through partnerships? Looking for ideas on how to overcome this challenge.
