My first purchase was a duplex to house-hack. I used an FHA loan (with what I know now I wish I would've gone conventional!) and I removed the existing tenant (his unit was in disrepair) fixed it up while living in it and rented out the other (updated) unit.

With an owner-occupied loan you need very little for a down payment so as long as you have the proper income and credit score it’s not hard to qualify for a property you’re looking to house-hack!
