Fha primary. Duplex second or primary

Hello I'm new to real estate investing and new to BP. I'm a little stomped on my next decision.

So I have a house I bought it Long Beach 4 years ago on FHA but I want to go conventional and then buy a duplex in Cleveland Sacramento Florida wherever it makes sense but with fha loan. Or should I use my 40000 cash to uptain the duplex or Triplex or fourplex any insight?
